Access Statement for Waterley

Introduction

The house is the second in a terrace of four Victorian cottages overlooking Waters Green on the edge of the Village Conservation area in Brockenhurst, New Forest. We have tried to provide as much relevant information as possible in this statement, if you have any queries please do call.

  • The nearest bus stop in the village is 400 metres from the house.
  • The nearest train station is Brockenhurst Station (London Waterloo line) which is approx. 0.5 miles away.

Car Parking Facilities

  • There are two car parking spaces in the pull-in for residents only on the other side of the road opposite the house. Please park with consideration.
  • Parking is levelled flat and even
  • The front door is reached via a wrought iron gate, 74 cms wide at narrowest point, and short level pathway to the door.

Entrance

  • The front door is 80cm wide and the key hole lock is 136cms high with an additional bolt at high level inside if required for use while in the house.
  • There is a mat and a wooden threshold to the front door.
  • The front door opens into a Hallway which has a doorway to the Lounge on the right.
  • At the end of the Hallway are steep cottage stairs to the first floor and a narrow entrance 56 cms (because of the bottom stair) into the seperate Dining Room and Kitchen beyond.
  • Flooring is oak boards with a mat near the front door.
  • The stairs are 20cm high, 22cm deep, 70cm wide with a turn near the top. They have a hand rail on the right.

Lounge

  • Door width 73cms
  • Flooring: wool short pile carpet.
  • Two double leather settees. Glass and leather coffee table, side table, leather poof, wooden stool, wastepaper bin.
  • Standard floor lamp, table lamp, central ceiling light with dimmer.
  • Flat screen TV with Freeview. Cupboard with DVD player. Both remote control.
  • Fireplace with decorative hearth surround protruding 20cms at floor level. (Fireplace is not to be used.)

Dining Room

  • Entry to the Dining room is 56cm on the floor at the narrowest point.
  • Flooring is oakboards
  • The dining room has an oval gatelegged table and four chairs. The table is 70cm floor to lowest point of table (underspace), 1.55 metres long, 1.10 metres wide and 74cm high
  • Free space between table and walls is at least 100+cms all around.
  • Chairs (moveable) - 4 chairs with rush seats and no arms.
  • Large understairs cupboard for coats, shoes upright hoover etc. High level opener.
  • Bookshelves, lowest shelf 1.15m
  • CD and Radio with lamp on shelf 1.02m

Kitchen

  • Kitchen is off Dining room, door 73cm
  • Flooring is vinyl
  • Worktop height 90cm.
  • Main Oven door is hinged on the left, height of highest shelf is 34cms Grill above with drop down door, height of lowest shelf 54cms.
  • Hob is 90cm high.
  • Sink is inset in worktop 90cm high with cupboards underneath
  • Evenly lit kitchen with spotlights above work surfaces where required
  • Fridge with small freezer above, highest shelf in fridge 87cm
  • Microwave on worktop
  • Dishwasher drop down door.
  • Front loading washing machine.
  • Back door with step down to rear courtyard garden.

FIRST FLOOR

Landing

  • There is a smoke/heat detector alarm system throughout
  • Full length mirror

Front Bedroom

  • Door width 73cm
  • Double bed - 5ft.
  • Bed height 56cm floor to top of mattress.
  • Non Feather pillows provided. Cotton and microfibre blankets and quilted cotton bedcover.
  • Sheets, and pillow cases are cotton
  • Largest transfer space available to left or right of bed is 1.55 metres
  • Bed is movable if more space is required to one side
  • Largest free space clear of doors and furniture is 2.7m by 1.55m

Back Bedroom

  • Door width 72cm
  • 3' twin beds. Bed height 58cm floor to top of mattress.
  • Largest free space clear of doors and furniture is 1.7m by 1.8m
  • Some non Feather pillows are provided. Wool blankets and cotton bedcover.
  • Sheets, and pillow cases are cotton
  • Beds are movable if more space is required to one side
  • Small portable TV with remote control.

Bathroom & WC

  • Door width 73cm
  • Bath with low level flexible hand shower.
  • Bath height is 55 cm.
  • Free space in bathroom (free of doors and furniture) is 2.4 by 1.7 metres
  • Toilet seat height 40cm
  • Space to right of toilet is 1.85m, no available space to the left
  • Glass shower cubicle 117cm x 69cm. Door width 64cm. Shower tray step up 22cm.
  • Flooring is vinyl
  • Good colour contrast between floor, walls and furniture

Garden

  • Small walled garden at rear with step up from terrace to grassed area.
  • BBQ and garden table and chairs (no arms)
  • Large shed containing dustbins.
  • Rear access for bikes etc. is via a right of way path over adjoining property.

Additional Information

  • Good mobile phone reception
  • WiFi. Access code needed, please ask for it if required.
  • Waterley is no smoking
  • No pets.
